Effects of this bill
If this bill passes, it means that:
Landlords can no longer end fixed term or periodic tenancies without a specific reason.
Valid reasons include the landlord moving in for 12 months; major renovations lasting 4 weeks; or the home being unusable as a residence for 6 months.
Landlords must give at least 90 days' notice to end a tenancy.
It is a criminal offence for a landlord to end a tenancy and then not use the property for the stated reason.
The Tribunal can order a landlord to pay compensation if they terminate a tenancy wrongfully.
The Tribunal can force a landlord to let a tenant move back in if the property was not used for the stated reason.
The Tribunal can order a tenant to leave if the landlord proves the termination is appropriate and follows the rules.
